It was 3 am or so, when we awoke to the Tsunami sirens here in Bandon. Not knowing what was going on, we immediately checked the internet to see what we could find out. Beginning Friday, December 10th, the state of Oregon will launch a new foreclosure prevention program - The Oregon Homeownership Stabilization Initiative (OHSI). The program will help at least 5,000 Oregon homeowners pay their mortgages for up to one year, or $20,000, whichever comes first. More information can be found on the OHSI website: http://www.oregonhomeownerhelp.org. You have until January 14th to complete your application and the last day for appointments is January 16th. USDA 502 guaranteed and Direct Loan programs are fully funded! This is good news for buyers and sellers in Oregon and nationwide. I personally know there were several USDA buyers in Bandon and Coos County area that were ready to buy months ago but were left in the cold without funding this year. The demand for one of the only 100 percent loan programs for borrowers was so great that money ran out early this year. We have the cutest little cottage that is available on a short sale price of $135,000. It is located in Bandon Oregon just up the hill from Bandon's Old Town shops and boat marina. Short sales usually take several months to process. We had an offer accepted and the buyer backed out within days of our approval confirmation. So far we have invested about 3 months work with this bank and here we are without a buyer! The average rate on a 30-year fixed rate mortgage dipped to 4.78 percent this week from 4.84 percent a week earlier, mortgage company Freddie Mac said Thursday.
