Ted - I saw your comment(s): Thanks for your "offer" to allow me turn over Appraisal Scoop to you. Even after nine months of inactivity Appraisal Scoop still generates income for me and it's not something that I would simply turn over to someone. Both the content and the domain name have value. I continue to receive requests for NEW advertisers but have declined them as I am unsure what I want to do with Appraisal Scoop. I've been in discussions (recently) with a couple of other appraisers for the sale of the content and domain name. If those fall through I will most likely open it up to the best offer from non-appraisers. I have always tried to have Appraisal Scoop be a "voice" for residential appraisers. An appraiser would be MY choice for the new custodian/owner. That said, the Scoop has years and years of content that is extremely well indexed in Google, etc. which is where it's value lies. Lots of changes to the Bear's Den for 2013-2014! New and repeat guests can expect a bunch of changes to the Bear's Den since March of 2013 until now. Mike - I think you're correct. Technically speaking, if there's a mandatory HOA, Fannie/Freddie considers the development a PUD. HOA = PUD. The form says " The PUD section of the URAR appraisal is ONLY to be completed if the following condition is met: “the developer/builder is in control of the HOA and the property is an attached dwelling unit.” If that condition is NOT met (which is why you checked the box!) . . .don't complete the remainder of the PUD section.
