Imagine my surprise when I showed up for a Teles management meeting to hear from the CEO that the firm had entered into an agreement to be acquired by Douglas Elliman out of NYC. It was one of the few times I was relatively speechless, but not for long. Truthfully, in some ways I consider myself to be "OE" as in original Elliman being very familiar with the brand having grown up in NYC. Maybe even the first real estate brand I was exposed to. One of the hottest neighborhoods right now is ThreeSixty at South Bay. This is a desirable gated community with amazing amenities including numerous pools (lap pool, plunge pool and spa pool), a high-tech fitness center, a BBQ area, sport court, pool/cabanas with spa tub, a peaceful Zen garden, a newly designed dog park and a children's playground. Do Open Houses Sell Listings? Five years ago I would have told you that Open Houses are a great venue for Listing Agents to meet new buyer prospects but not that useful for Sellers. Scratch that. Because of the persistent low inventory, Open Houses have become a crucial part of the sales process and should be a key component of any listing agent's marketing strategy. For 62 straight months, Southern California home prices have gone in one direction. Up. In the South Bay, the median price of a single-family home topped $1.1 million in May, according to the South Bay Association of Realtors. That’s a 15 percent increase from one year ago, when the average hit $1 million for the first time since the association began tracking such records, and a 25.6 percent increase from May 2015. The average price of a town house or condominium in the South Bay went up 10 percent to $733,224 this May compared with last, according to the association. Five years ago, you could snatch up a median-priced condo in Orange and Los Angeles counties for about $280,000, 76 percent less than today’s prices. A median-priced house cost $323,000 in L.A. 1733 Aviation Blvd | Golden Hills Townhome Over the past 18 months the Redondo Beach Golden Hills located in North Redondo Beach has been one of the hottest neighborhoods with rapid price escalation. The area is comprised mostly of Single Family Residences and many of them on rather small 2500 Sq Ft lots. The typical house that sold for $900K-$1M just 18-24 months ago might fetch $1,250,000 in the current market. Really. Playa Vista CA Market Update June 2017 With half of 2017 now in the books let's take a look at how the Real Estate Market is doing at ground zero of Silicon Beach: Playa Vista 90094. Data is directly from the MLS and does not include off market or builder sales. Year to Date 2017 sales 69 homes Prices range $649,000 to $3,000,000 Median Price $992,888 Average Price $1,256,047 Average Days on Market 45 40 homes Sold under 30 days 11 homes sold in over 100 days 24 homes sold over the asking price During June there were 13 sales ranging in price from a low of $860K up to $2M. New Construction Homes in South Redondo Beach While we've seen a constant flow of new construction in North Redondo Beach, South Redondo hasn't had the same flow. Until recently. As of this writing there are 13 properties for sale built in 2017 with another 4 in escrow. Year to date through almost 6 months there have been 7 closed sales of new homes. Let's take a deeper dive into all this. Closed Sales 2017 New Construction Seven homes closed sales priced from $1,420,000 up to $2,850,000. Six of the seven were attached or detached Townhomes and sold under $2M. The one Single Family Residence sold for the highest price and was considerably larger than the Townhomes. Taken as an entirety, the median price was $1,550,000. If we just look at the Townhomes the median was $1,507,500 and the average sales price was $1,562,167. Homes were on the market an average... This is above the run rate of the Q1 which was 18 closings per month and brings the year to date run total up to 77 sales, a scant 15 per month. May 2017 sales are in the books and South Redondo Beach homes homes sold at a faster pace than in April but certainly are not moving as quickly as North Redondo Beach. Full Disclosure - I Never Watched HGTV Until Recently Really. Never watched it until very recently. What I have done is help hundreds of Buyers and Sellers actually do transactions, preview thousands of properties, go on endless inspections, meet with appraisers, contractors, and everyone else in the process. But HGTV, no. It could be that maybe I'm the only one I know who wasn't watching it but I'm watching it now. Why? I realize that just as all most of my clients are addicted to Zillow, or at least for the time they are buying or selling a home, they are also consuming tons of content from this channel. My attitude about all this is the same as how I view Zillow and other portal websites that offer listings, AVMs, advice and more. Redondo Beach Market Update Whether you are are Buyer or Seller, the big news is that there is no big news. Or to put it another way, "the song remains the same". Inventory is low, many properties are selling with multiple offers, prices are being pushed further higher by persistent low inventory and increasing rents. And there is no change in sight. What Can I Buy for $1,500,000 in Hermosa Beach CA? While inventory is extremely low throughout all of the Beach Cities, Buyers also have more options than ever before. Sounds contradictory, right? Hermosa Beach Real Estate Update While often it may seem that most of the new construction is happening in Redondo Beach, Hermosa has had a fair amount of activity as well. Actually on par with Manhattan Beach as to availability. Currently there are 50 active listings for sale in 90254 and 7 of those are new homes (14%). Year to date there have been 68 Hermosa Beach sales and 10 of those (15%) have been newly built homes. By comparison in Manhattan Beach there are 113 active listings of which 16 are new (14%). In North Redondo Beach there are also 50 active listings but 16 of those are new homes (32%) and in South Redondo Beach 90277 out of 61 active listings 12 are new (24%). With almost half of those in Redondo Beach, it makes me one of the most recommended local Beach Cities Realtors. In the current peer reviewed environment we all live in, these reviews are very helpful to building my business. In fact, the clients who posted the 89th review found me by.......reading reviews on Zillow. I don't know about you, but I check out reviews for almost everything all the time. Hermosa Beach Real Estate Market Update April Hermosa Beach sales are now in the books: 18 Total Sales Average Sales Price $1,738,413 Median Sales Price Average Days on Market 40 Prices Ranged from $620,000 to $4,525,000 10 properties sold at or above the MLS list price 6 sales in the Sand Section 8 sales Hermosa Valley 4 sales East Hermosa Beach 6 Single Family Homes sold 11 Condo/Townhome sales 1 Duplex 2 new construction sales By comparison there were 48 sales in Manhattan Beach, 24 sales in South Redondo Beach and 43 in North Redondo Beach. My Buyer clients just closed escrow on this three bedroom rear unit 2 on a lot Townhome in North Redondo Beach. A few things about this sale: We were able to get it for less than the list price. We also got a generous seller credit of $5,000. It was a "relocation" sale. We didn't get it for a lot less than the asking price, only $2500 off but that's better than paying a whole lot over. On top of that I was able to negotiate another $5K in lieu of repairs for the Buyer's closing costs. Often Buyers ask what a relocation sale is. That is a specific transaction where as an employee benefit a relocation company acquires the property during escrow and becomes the ultimate seller to the new owners.
