It has been an busy and exciting year. Many have asked me what my opinion of the 2011 atlanta housing market would be. I say it is going to be an even better year than 2010. Will there still be foreclosurs and short sales, yes! Will there still be limited construction, yes! BUT, the good news is that job market should present small gains. As as the job market does, so does the housing market. Atlanta is still a desired place to live and people are still moving here. Rates will remain relatively low, with slight increases over 2010. It's... Continue reading

So don't count December out for buying a home or putting your home up for sale! December is a great month for buying. Here is why: Buying: 1. Interests rates will take a dip to generate sales--they will spike in the new year. 2. Inventory is somewhat lower--meaning greater negotiation possibilities. People who have their house for sale through the holidays typically have not lost motivation. 3. Home prices will spike in January. Selling: 1. Inventory is lower--making your property more visible. 2. Taxes--your home sell will create a clean stopping point for filing. 3. New Year, New Start--start the... Continue reading

Ok. Gang. It's been a hectic few months but your favorite real estate advisor is here. So here is a quick thought for the evening. Yes, this is a buyers market. Yes, there are some great deals out there. BUT, nothing in this world is for free. Many people are out there thinking that they can get a $500,000 home for $150,000. That simply isn't going to happen! Banks are starting to understand their investments and home-owners are realizing that the market is swinging back towards their favor. So absolutely shop the deals and negotiate for a little more, but... Continue reading

Many people are going through such a difficult time right now. The emotional, financial, and even physical strain going through this process can take its toll. And though there seems to be darkness all around, it is important to remember that there is life after foreclosure. Here are a few steps to help you cope: 1. Talk about it--FORECLOSURE is no longer the a taboo discussion. Approximately 2 million people foreclosed in 2008 and the numbers are still astonishing for 2009. It is important to share your feelings with a counselor, pastor, or friend. Talking through the emotion provides an... Continue reading

There are great signs that our economy is trying to make a come back. The glimmer of hope is still on the horizon, and there is light of the tunnel. So let me caution you to this. The storm has not completely passed. I say this to prepare you. People tend to see that light or that glimmer and think all is well, we are in the clear. Then once the first sign of trouble rears its head, they begin the downward emotional spiral. Don't get me wrong. Home sales are up. Home prices are up. People are starting to... Continue reading

It's true. What I have seen in Atlanta mirrors what the national trend is. But let's face it. Where is the biggest value and opportunity in this crazy market--NEW HOME CONSTRUCTION!! Builders are slashing their prices drastically just to get rid of so much inventory!! I ride by new sites daily where I see 100k off. Who has ever heard of such!! We unfortunately are in the day where even builders have foreclosed. The old adage goes, "why buy the cow when you can get the milk for free!" This adage rings true for this market, "why by the old,... Continue reading
