That's an open question. My gut feeling is not a lot. The reason is that fracking has not been an issue in Sullivan with most buyers I've talked with in the past year or two. Five years ago I would say at least 5 out of 10 buyers I spoke with asked about fracking. Over the past year or two it's probably been less than 1 in 10. However, there may be buyers in the last couple of years who totally ruled out Sullivan at the outset, and thus I never had any contact with. Those buyers may only have looked further east, in Ulster or Greene counties, and now may put Sullivan back on their list. The fracking ban could have more of an impact in Delaware County, because there has been a little more uncertainty there than in Sullivan, because western Delaware doesn't have the same geological 'glitch' that led some geologists to posit that the Marcellus under Sullivan may not be that great for profitable drilling. We'll just have to wait and see if the fracking ban noticeably increases buyer demand in Sullivan County. If it does, then it could have an upward impact on prices. That's an unknown right now.
