THE SERVICES The services considered under this proposal are Real Estates Development for individuals and corporate entities and Home Improvement Schemes for property owners. All buildings are done on the land of the individual or corporate entity. Other civil and general building works would be considered upon request from the individual or corporate entity. REAL ESTATES DEVELOPMENT In this package TINUS-NINUS COMPANY LTD would develop two-bedroom and three bedroom unit houses for individuals and staff through monthly or quarterly contributions. This is specifically designed for first time home owners and some form of flexibility allowed for changes in housing designs. This project is restricted to a maximum of three years. The living room is directly on top of the garage causing some space to be utilized for other things or leading to another Home Improvement Scheme with TINUS-NINUS COMPANY LTD. HOME IMPROVEMENT The Home Improvement scheme deals with those who have acquired property or partly finished property, but there is the need for some changes to be done to make the property suitable for use. This could include extensions and collapsing of certain facets to improve the building and enhancing convenience. The service under this scheme would need a thorough examination of the said property and the necessary quantities taken for total estimation. THE OPTIONS The options available are three (3) - Poco a Poco, Make It Happen and Momentum. Each option comes with own style customization making the customer steer flexibility from design, through building to finishing. The customer has control from start to finish erasing doubts of quality and inputs. A hybrid of the options may be considered studying the conduct and payment trend of the Client. POCO A POCO “Poco a Poco” is an option to help the Client build his or her dream house brick by brick. This option has no time limit or expiration until the building is completed. What ever the Client offers in the form of payment or material is used in building the house. TINUS-NINUS COMPANY LTD would charge a percentage on the payment the Client makes every time till the building is completed. The fee is 10% of every payment made by the Client and this would cover services rendered. There are charges imposed on the Client who chooses this option and pulls out for reasons beyond our concern attracting a flat rate of Six Hundred Ghana Cedis (GH¢600.00) as termination charge payable to TINUS-NINUS GHANA LTD. Instances where the Client decides to use the services of another Estate Developer or building contractor, the contract with TINUS-NINUS COMPANY LTD would be terminated by both parties and the flat rate of Six Hundred Ghana Cedis (GH¢600.00) as termination charge paid to TINUS-NINUS COMPANY LTD. The minimum number of years under this option is three (3) years and the minimum monthly contribution is Five Hundred Ghana Cedis (GH¢500.00). The agreement binds till the house is completed and handed over. The Client cannot go beyond two months without making a contribution to TINUS-NINUS COMPANY LTD. A failure to comply would attract a delay and default fee of One Hundred Ghana Cedis (GH¢100.00). MAKE IT HAPPEN The “Make It Happen” option breaks down the housing and building project you have craved for over the years into four parts and this is the foundation, lintel, roofing and finishing fittings. These four parts can be broken down as per the Client’s choice and convenience. For instance, the Foundation could go further into three parts, that is digging and footing, pillars and filing with sand and the last part being piping and concrete cast. The lintel could go three stages – block laying, wooden frames and concrete beams. The roofing process could go - three stages – wooden planks, roofing sheets and ceiling of roof. Finally the finishing fittings could go – plastering, electrical works, plumbing, painting, tiling, windows, doors and any other feature that would be added. The cost of our two-bedroom house is GH¢38500.00 and the three-bedroom house is GH¢43500.00 all with a store and a garage. For the Two-Bedroom House of GH¢38500.00 Foundation GH¢ 14000.00 - Level 1 Lintel GH¢ 7500.00 - Level 2 Roofing GH¢ 10000.00 - Level 3 Finishing Fittings GH¢ 7000.00 - Level 4 A further breakdown of foundation could be GH¢5000, GH¢4000, GH¢3000 and GH¢2000. For the Three-Bedroom House of GH¢43500.00 Foundation GH¢ 16000.00 - Level 1 Lintel GH¢ 8200.00 - Level 2 Roofing GH¢ 11000.00 - Level 3 Finishing Fittings GH ¢ 8300.00 -Level 4 A further breakdown of foundation could be GH¢6000, GH¢4500, GH¢3500 and GH¢2000 Once a phase is started, it must be completed by the Client. Any pull out or abrogation would attract a termination charge of Six Hundred Ghana Cedis (GH¢600.00) payable to TINUS-NINUS COMPANY LTD. The payment could be monthly or quarterly making sure the breakdown is paid accordingly. The breakdowns could only go into four parts under each level. In cases where the Client goes beyond the stipulated time in a level for instance making five or more payments under a level would attract a delay and default fee of not less than One Hundred Ghana Cedis (GH¢100.00). This option cannot exceed three years which is the limit, after which the contract would elapse or end. Another contract would then come into force between the Client and TINUS-NINUS COMPANY LTD. This option ranges between one and three years. A Client could also choose his or her own plan under this option MOMENTUM This option uses a breakdown over a period of time between twelve months and three years determining the monthly contribution over the development of the property. The cost of the building is spread over a period of time and monthly payments strictly adhered to. For the Two-Bedroom House of GH¢38500.00 - the scenario is: A monthly contribution of GH¢3208.33 for twelve months A monthly contribution of GH¢1604.16 for twenty-four months A monthly contribution of GH¢1069.44 for thirty-six months For the Three-Bedroom House of GH¢43500.00 - the scenario is: A monthly contribution of GH¢3625.00 for twelve months A monthly contribution of GH¢1812.50 for twenty-four months A monthly contribution of GH¢1208.33 for thirty-six months The Momentum option has service charges for default and delay. For instance if a Client chooses the twelve months option and for some reason ends up completing on the twenty- forth month, service charges would be applied on each of the additional months. The delay and default fee would be one hundred Ghana Cedis (GH¢100.00) including all monies due TINUS-NINUS COMPANY LTD. The termination charge for abrogation under this option would be Six Hundred Ghana Cedis (GH¢600.00). WE SAY – MAKE IT HAPPEN
